Construction of Nová Zbrojovka's building reaches highest point

The first of the new office buildings to grace the site of Brno's former Zbrojovka factory has reached its highest point. A year after breaking ground, the nine-storey building stands at 32 metres and is entering the final stage of its construction. The building is expected to be completed in July.

In just a few months, Nová Zbrojovka will thus boast a brand new, modern office building of the loft type. The building will proudly espouse the industrial history of the setting. Rising from the remnants of the former tool shop, the building is where industrial heritage meets contemporary architecture,, says Ladislav Všetečka, CPI Property Group's Project Manager for Nová Zbrojovka. The building in this way preserves its genius loci while offering a very modern working environment, Všetečka adds. And the achievements do not stop there: the building will also meet high standards required for environmental certification.

The construction of, delivered by GEMO a.s. as the general contractor, is progressing on schedule. The total costs of the project are expected to amount to CZK 645m. The superstructure was completed within one year. The building’s facade is now being finished before we move on to the interior. We have also turned our attention to the surroundings and commenced the landscaping, says Ladislav Všetečka. All the monolithic structures of the building have already been completed and the lift lobbies and installation of lighting fixtures and technical equipment is next on the list.

I am delighted to see the disused and derelict premises of the former Zbrojovka factory being revived. What disintegrated into a dilapidated industrial compound will become home to new buildings that will meet the demands for quality life in a modern city. I greatly appreciate the fact that not only will the historical buildings be rejuvenated, the whole area will open to the public as it will offer offices, residential premises and the necessary amenities. A whole section of the Svitava riverbank will come alive again, says Aleš Mrázek, Mayor of Brno-Židenice. If the development of the Nová Zbrojovka neighbourhood takes place as planned, then the number of our district’s residents will rise by a half. That is why it will be of considerable importance that the new neighbourhood is easily accessible. Given the unsatisfactory road connections throughout the area, I find it imperative that a new bridge is constructed across the Svitava to connect the new neighbourhood to the city ring road, Mayor Mrázek adds.

To its future tenants, the building will offer modern office and co-working spaces, cafes as well as a fitness facility. The building will also feature an unconventional roof terrace with a 360-degree view, central reception area and a modern lobby with wi-fi internet access and USB charging points. The total floor area of office space across the building’s nine floors will reach some 19,000 sqm. There will also be 451 parking spaces available. in Nová Zbrojovka area
